To earn the highest pricing on our listings, for example, we provide top-tier marketing designed to maximize exposure. In addition, to keep clients up-to-date on market trends and off-market opportunities, we require all of our brokers to join their local Commercial REALTORS® Association to network in the brokerage community and stay engaged with the market.

Capital Consultation
We know our clients should obtain the best terms on their funding. Houseworks Commercial brokers delve into our clients’ financial situations to consult on lending and capital arrangements. We have advised on transactions involving tax credits, securities-based lending, and swap agreements, often securing more advantageous terms for our clients. Please note that Houseworks Commercial does not directly offer loans or capital.

Expert Testimony
We feel that clients should be able to count on us beyond negotiating contracts and offers. Often, Houseworks Commercial brokers testify as subject matter experts on our clients’ behalf. In the past, lenders have asked us for commentary on market conditions for loans. We have also represented clients in front of municipal planning commissions.

Real Estate Advice

Owners often contact us to help increase the net operating income (NOI) of their property or to help improve their valuation before a sale.

Valuation
We aim to demonstrate how market conditions impact our clients. Houseworks Commercial provides complimentary broker opinions of value (BOVs) for property owners. While not formal appraisals, these evaluations present much of the same information. In certain cases, the IRS recognizes our BOVs for estate tax calculations. Please note that BOVs prepared for tax purposes are not complimentary.
